Senior Project Manager Position

As a Senior Project Manager with D|Watts you will be responsible for the smooth and timely completion of interior office buildouts, and for exceeding client expectations on every project. D|Watts SPMs serve as the lynchpin between clients, building management, subcontractors, vendors, and colleagues. This means our SPMs must have extensive knowledge of the construction process, a strong ability to build relationships, and excellent organization and analytical skills.

Responsibilities

  • Run as project lead on 1-2 of our firm’s larger projects at any given time.

  • Responsible for training of junior project managers.

  • Growing and leading a team of project managers.   

  • Develop and track leads on upcoming projects.

  • Assess and manage the overall financial health of projects and teams.

  • Build relationships and use networking to strengthen existing relationships and to acquire new business opportunities.

  • Prepare project team for project interviews.

  • Main Client point of contact.

  • Conduct project meetings, while setting milestones and formulating monthly owner reports.

  • Develop, maintain and enforce project budgets and schedules. 

  • Oversee the performance and training of project team and subcontractors to ensure quality. 

  • Serve as the point of contact for client, owner, architect and project team. 

  • Review and approve payments to subcontractors and vendors. 

  • Negotiate, issue and execute change orders. 

  • Maintain subcontractor relations. 

  • In the absence of a Project Manager, the Senior Project Manager assumes all responsibilities of these positions.

Qualifications

  • High school diploma required, B.S. in Engineering, Architecture or Construction Management is preferred. 

  • At least 4 years’ experience managing interior office buildouts as a Project Manager with a General Contractor.

  • At least 6 years’ experience working for a General Contractor.

  • Knowledge of principles of architecture, engineering, and construction. 

  • Mastery of reading construction drawings; tasks including reading, interpreting, and updating construction project-related drawings.

  • Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results.

  • Good organizational and project management skills required.

  • Excellent problem solving and negotiation skills.  

  • Strong analytical and quantitative skills. 

  • Knowledge of or the ability to learn the following systems: Microsoft Office suite (ex. Project, Excel, Word, Outlook, PowerPoint, etc.), BlueBeam, CMIC, Plangrid.

  • Strong written and verbal communication skills.

  • Must possess a valid current driver’s license and reliable transportation.

  • Foster positive relationships with colleagues, clients, subcontractors and vendors.

  • Approach all situations with a customer service oriented attitude.

  • Take initiative and seek responsibility.
